Stamp Duty in Northern Territory

The Northern Territory uses a unique formula-based calculation for properties under $525,000, transitioning to standard bracket rates above this threshold. Rates are 4.95% for properties between $525,001 and $3M, and 5.5% above $3M. The NT does not charge a foreign buyer surcharge.

First Home Buyer Concessions — NT

The NT's first home buyer support is structured differently from other states. Rather than a stamp duty exemption, the NT offers a Principal Place of Residence Rebate (PPRR) of approximately $7,000 — which applies to all owner-occupiers, not just first home buyers. The First Home Owner Grant is $10,000 for new homes, but the standout is the HomeGrown Territory grant of up to $50,000 for new builds, bringing the total potential benefit to $60,000.

Additional Information

The combination of the $10,000 FHOG plus the $50,000 HomeGrown Territory grant makes the NT potentially the most generous jurisdiction for first home buyers building new homes. However, the lack of a stamp duty exemption means you'll still pay full duty (minus the PPRR rebate) on top of these grants.
