Stamp Duty in Queensland
Queensland offers some of the lowest stamp duty rates in Australia. At most price points, QLD duty is significantly cheaper than Victoria and other states. The rates use a progressive bracket system starting at 1.5% for amounts over $5,000, rising to 5.75% for amounts over $1 million.
First Home Buyer Concessions — QLD
Queensland is exceptionally generous for first home buyers. From May 2025, first home buyers purchasing new homes or vacant land pay zero stamp duty with no property value cap. For established homes, a full concession applies up to approximately $700,000. The Queensland First Home Owner Grant is $30,000 for new homes (extended to June 2026) — the equal highest in Australia alongside Tasmania.

Queensland has separate rate tables for owner-occupiers (home concession rates) and investors, with owner-occupiers paying approximately $7,175 less on properties up to $1 million. Foreign buyers pay an 8% surcharge on top of standard duty.

With Brisbane's median house price around $850,000 and significantly lower prices on the Gold Coast and in regional QLD, stamp duty costs are very manageable compared to Sydney and Melbourne.
