Victoria uses a unique rate structure where properties between $960,001 and $2,000,000 attract a flat 5.5% rate on the full purchase price — not just the marginal excess. First Home Buyer Concessions — VIC

First home buyers in Victoria receive a full stamp duty exemption on properties valued up to $600,000. A sliding concession applies for properties between $600,001 and $750,000. The First Home Owner Grant of $10,000 is available for new homes valued up to $750,000.

Victoria has extended its off-the-plan stamp duty concession for all buyers (including investors) until October 2026, with average savings of approximately $25,000. Foreign buyers pay an 8% surcharge on top of standard duty. Victoria also has a vacant residential land tax applying to properties left empty for more than 6 months.
